This tenant improvement project brings Sam’s Tavern to the historic Gridiron Building at 589 Occidental Ave. S., activating a prominent flatiron-shaped site across from Lumen Field. The 5,800+ SF space, designed by Graham Baba Architects, includes a main dining area, mezzanine, and two outdoor seating areas on either side of the building.

Working within a historic structure presented unique challenges, particularly in accommodating modern building systems within limited existing conditions. A key complexity was the integration of underground plumbing systems, which required careful coordination and innovative solutions to preserve the building while meeting current performance needs.
