PCC Natural Markets is the largest natural foods retail cooperative in the United States. Since 1998, PCC has grown to operate multiple stores across King and Snohomish Counties, serving more than 45,000 member households.

PCC Natural Markets in Edmonds was the first grocery store in the United States to earn both LEED® Platinum and Salmon-Safe certifications. Opened in 2008, the 25,000-square-foot market transformed a long-vacant building into a vibrant community destination while demonstrating how thoughtful design can support both environmental stewardship and everyday functionality.

Developed with sustainability at the forefront, the project incorporates numerous features that reduce environmental impact, including rainwater harvesting for irrigation and water reuse, rain gardens that naturally treat stormwater runoff, water-efficient building systems, sustainable materials, and strategies that promote energy efficiency and indoor environmental quality. Together, these elements helped create a healthy, high-performing building that serves both the surrounding community and the local ecosystem.

HVE provided the mechanical and plumbing engineering design for the project, working closely with the architect and project team to develop building systems that supported the store’s sustainability objectives while meeting the operational demands of a modern grocery environment.
